Why Residential Agents Need to Know About Exchanges

Rochelle Stone is the founder & CEO of Starker Services, Inc., the oldest and largest independently owned 1031 tax deferred exchange company in the country.

Rochelle is a former commercial agent specializing in multifamily and commercial investment property sales. She is an accredited real estate instructor in exchanging and investment techniques and the author of Real Estate Exchanges: Using the Tax Deferred Exchange in Real Estate Management.

Rochelle has been an active investor in commercial and multifamily real estate. She is a nationally recognized author and speaker on the subjects of investment real estate and tax deferred exchanges.

In her real estate interview at Real Estate CyberSpace Radio she discusses the following real estate information:

The Exchange Process

  1. The process begins just like any listing process; the agent gets a listing and proceeds to find a buyer for the existing property; once that property is under contract, the owner's resources for acquiring another property are known; then the agent finds a suitable alternative property.
  2. An intermediary such as Starker oversees the transaction to make sure the sale to the buyer is not a taxable event and that all the proceeds from the sale get rolled into the new property.
  3. Besides the savings in taxes, the exchanger can benefit from using leverage to purchase the new property at a value much higher than the original property; this technique is at the heart of what makes real estate such a great investment vehicle.
  4. A client needs to do the following: BLT-balance how much property needs to be bought to defer taxes (more than one property may be bought to meet the amount); know that the property qualifies as like-kind (which is broad); adhere to the strict timing-45 days to identify a replacement property after the sale and 100 days to close.

Some like to walk - some like to sit – and some like to ride. For those who like to walk, this great place will rate your neighborhood for “walkability”.

At www.walkscore.com they calculate the walkability for your address by locating nearby stores, restaurants, schools, parks, etc. and presenting them on a map around your house. Then they score the walkability of your house’s location on a scale of 0-100 with 90-100 being a “Walkers' Paradise” where errands and entertainment can be accomplished on foot and you could get by without owning a car. 0-25 is a “Driving Only” location where virtually no neighborhood destinations are within walking range.

Perhaps if you really like to walk very loooong distances you could go for a “0” – or you could get your exercise walking to your car!

How to Download Society Briefings

Briefings on an MP3 is easier than you think!

members only logoIn the Real Estate CyberSpace Society question corner you ask -- "How can I download my briefings so I can listen to them offline from my desktop or on my MP3 player?"

Answer: You can download all briefings as MP3 files when you elect the "On-Line briefings" delivery option.

If you have not already made this selection, to do this:

  1. Go to "Members Only" section at www.REcyber.com 
  2. Go to your "Control Center"
  3. There you will see the briefing option selection section.
  4. Select "On-Line" (Listen On-Line or Download for MP3 Type Player)
Remember that a change in your delivery selection must be made at least 3 weeks prior to any CyberSpace Alert release date to take effect for that release. If not, the change will be applied to the following release.
