Sandy ShaudDuring her 20 years in the mortgage industry, Sandy Shaud saw many clients who were unprepared for retirement with limited savings and investments. 1. An exchange is a non-taxable sale; the gain from the investment property sold is rolled into a new investment property so that no taxes are paid on the transaction.
  2. A two-family house in which the seller lives in half and rents half is an investment property; the client could have a taxable gain, but that gain might be protected for the client by arranging a 1031 exchange.
  3. There are companies that will help with such a rollover transaction; the gain might be deferred on the entire transaction if the seller meets the residential rules on the half he lives in and the investment rules on the other half.

Roger Butchers Real Estate Interview

Handling Real Estate Competition
New agents who don't have listings of their own to show should consider asking other agents if the new agent could help market a property.
Roger Butcher

According to Roger Butcher, prestige, financial independence and a sense of accomplishment combined with a quality personal life distinguish the successful real estate professional. Throughout his real estate career, Roger has achieved them all. When he entered the real estate business in 1971, he knew the key to financial success was high-volume listings and sales. This concept, in turn, would create endless Cash Flow and wealth.

With an intuitive grasp of sales techniques, Roger began to create his series of effective dialogue scripts and his Referral Marketing SystemTM. Using these, he achieved record-breaking results, building a personal inventory of 78 concurrent, good, salable listings. Roger's system was so productive that he completed as many as 47 transactions in a single month. He also became the top sales person in an organization of over 5,300 agents.

Suzee Millers Real Estate Interview

Real Estate Web Site Application And Feng Shui
Suzee Miller

Suzee Miller is an author, real estate broker and Feng Shui consultant. She is the creator of the simple "Five Element Business System" that has helped thousands of real estate and business professionals advance their careers.

Suzee has authored 18 feng shui sales and marketing programs. She speaks at architectural, building and real estate conventions and is a popular guest on radio and TV. She educates and empowers real estate professionals on feng shui principles and their applications in the listing, sale, lease and development of property and web sites.

Her presentations, including "Color Your Listings Sold with Feng Shui," demonstrate unique and dynamic sales and marketing techniques for rookies and seasoned agents alike.

In her real estate interview at Real Estate CyberSpace Radio she discusses the following real estate information:

Web Site Application

  1. A ba-gua (octagon) is an energy blueprint with eight divisions that is superimposed on an environment-e.g., a house or a web site; employing the ba-gua on a web site can lift its energy with the use of color, symbol and metaphor; the result is that visitors stay longer.
  2. "Less means more" is a basic feng shui tenet that can enhance environments and one's personal life; on a web site, this means decluttering its pages-removing what is not meaningful to the visitor.
  3. A web site needs to have a visionary mission statement-a defined purpose that is conveyed logically; the ba-gua allows this kind of clarity so that the eye of the buyer/visitor stays focused.
  4. A feng shui-designed site utilizes eight seconds to capture the visitor, eight ways to create benefits and eight ways to capture email addresses.
