| April 19, 2007 | | How webinars work! | Prior to entering real estate in 1998, Phyllis Staines spent over 15 years in the brokerage and system consulting divisions of E.F. Hutton, Merrill Lynch and Bank of America.
Phyllis was named REALTOR® of the Year for Northeast Florida in 2004 and has earned the GRI, e-PRO, ABR, RFS, CRS, SRES, C-CREC, RECS and CLHMS designations. She is a published co-author of Get the Best Deal When Selling Your Home, Northeast Florida edition. Her website, www.pstaines.com has earned numerous awards, including one of the best agent websites in Florida from Florida Realtor magazine.
When Phyllis is not selling real estate, she spends her time working as a board member and secretary of the Donna Hicken Foundation, a non profit organization dedicated to helping women with breast cancer in Northeast Florida. Phyllis earned her undergraduate degree from Rutgers University in 1984 and her master's degree with honors from Webster University in 1996. In her real estate interview at Real Estate CyberSpace Radio she provides the following real estate insight:
How Webinars Work - Audio is available, but Staines finds that people at work prefer text messaging; the forum allows participants to remain anonymous-people resist giving up personal information until they have built a relationship.
- She posts a seminar topic for the day, such as First-time Sellers, and begins with introductory information followed by Q&A with participants.
- The online seminar format works nearly as well as on-location homebuyer and home-seller seminars but without the overhead.
- In addition to audio alone, audiovisual service (using a web camera) is available from service providers such as SightSpeed; Staines, however, prefers not having to dress up for a camera.
- LivePerson allows tracking of participants by assigning a unique identifier to each based on email address; actual email addresses are not divulged by the system; returning participants can be recognized by the identifier.
- Each of Staines' 2-3-hour cyberside chats averages about 20 attendees; most are local but some come from outside Florida; late in the day on Sunday (after open-house hours) is an attractive time.
- RealtyPowerLunch.com is a new idea Staines is implementing; she holds a webinar every Wednesday from 11:00 a.m. to 1:00 p.m.
In this briefing she also covers the following useful real estate tips: The Cyberside Chat Concept Marketing Exposure for the Chats More on Engaging Web Visitors The Role of Tech Tools Building Visibility One Negative and Many Positives
