The publisher brought the book to market in a fancy leatherette binder and put a $79.95 price tag on it (about $400 in today's dollars!). My head told me that nobody would pay such an outrageous prce. My head was wrong -- the book went into 14 prntings and editions two and three rolled out as we updated the Guide over the years.It was interesting to watch who was buying the book. The big majority of buyers have been residenial agents with desire to become involved in this lucrative specialty. In addition many commercial brokers made it mandatory reading for their sales forces.Last year Wiley Publishers approached me and, with the persuasive power of a hefty advance, convinced me to bring the third edition up to date. I agreed on the condition that the new updated fourth edition be hard bound and be priced so anyone could afford to hace it in their collection.The new fourth edition is particularly meaningful to the real estate industry because it brings together the updated time proven basics of the previous editions with all the new and powerful tools and real estate insights that cyberspace has brought to this specialty.
